Beach Pro Rating Descriptions
  1. Basic: Generally wood frame construction. Functional but simple. Most were completed in the 70’s or early 80’s.

    Typical features:
    • Generally no elevators.
    • Outdoor corridors (not climate controlled).
    • Many of these have wall-mounted heat pumps instead of central air conditioning.
    • Many do not have washer/dryers
    • Usually access to outdoor pool but not always.
    • Many of these were built using modular construction.
    • Because of the age, the furnishings, fixtures and appliances are often dated unless the condo has been recently remodeled.
  2. Moderate: Typically concrete/steel construction if oceanfront, wood frame in most other cases. Most of these were built in late 70’s and 80’s.

    Typical features:
    • Concrete/steel buildings usually have elevators although most golf course and off-the-beach villas may not.
    • Access to outdoor pool, maybe a few other amenities.
    • Hallways generally not climate controlled.
    • Typically do not have granite counter-tops or comparable upgrades.
    • If furnished, wide variations in age and quality-from original 20 year old furnishings to recently remodeled.
    • Generally no lobbies or significant other common areas other than pools.
  3. Excellent: Solid construction quality. Attractive building design. Good amenities. Most of these developments were either completed or substantially renovated during the late 90’s or even as late as 2007.

    Typical features:
    • Generally not climate controlled hallways.
    • Usually have elevators although a few golf course villas and off-the-beach condos may not.
    • May or may not have granite counter-tops
    • May or may not have lobby, significant common areas.
    • Good amenities, outdoor pool at least, typically more
    • If furnished, attractive functional well-maintained furnishings and appliances.
    • Washer/dryer in condos with 2 or more bedrooms. 1 bedroom condos may or may not have washer/dryers; efficiencies generally do not have washer/dryers.
  4. Upscale: Excellent construction quality, distinctive architectural design, extensive amenities. Most of these developments were completed 2004 or later.

    Typical features:
    • Climate controlled hallways.
    • Elevators
    • If furnished – upscale designer furnishings.
    • Attractive architectural building design.
    • Nicely appointed lobby and common areas.
    • Granite counter-tops in kitchen, possibly bathrooms. Many feature stainless steel kitchen appliances.
    • Extensive amenities typically including indoor and outdoor water amenities and workout facility, often much more.
    • Washer/dryer in all condos but efficiencies.
  5. Luxury: Exceptionally high level of construction, design, attention to detail. Most of these developments were completed 2004 or later.

    Typical features:
    • Climate controlled hallways.
    • Superior amenities typically including indoor and outdoor water amenities and workout facility, often much more.
    • Granite counter-tops.
    • High ceilings (over 8 feet).
    • 7 or 8 foot doorways.
    • Luxuriously appointed lobbies and other common areas.
    • Upscale fixtures.
    • Superior interior detail (molding, door casing, floors, carpet, doors, windows, etc.)
    • Elevators
    • Attractive architectural building design.
    • If furnished – exceptionally high quality, designer furnishings.
    • Washer/dryers in all condos but efficiencies.
    • Large floor plans with spacious rooms.
    • Master bathrooms typically have tub, shower and double vanity.
    • Security entrances.

Beach Pro Rating Overview

There are rating systems for restaurants, hotels, and many other products and services that enable a shopper to instantly determine a great deal about a particular product or service without having to conduct extensive research.

My Beach Pro Rating is similar in that it is designed to give the visitor to this site a quick, convenient way to identify condo developments with similar characteristics – basic condo features, types of building construction, architectural design flourishes, quality of furnishings, extent and quality of amenities, attractiveness of common areas, etc.

You will find that, generally, there is a correlation between market value and the Beach Pro Rating if all other factors are equal.

Here are some comments and disclaimers:

These ratings do not necessarily match up with hotel ratings (for properties that have hotel ratings). Hotel ratings are largely dependent on service levels. My ratings are strictly based on the physical characteristics of each development.

These ratings are independent of the locations of the developments. Again, the physical characteristics determine the Beach Pro Rating regardless of whether the property is oceanfront, on a golf course or on the waterway or whether it is in Myrtle Beach, North Myrtle Beach or Surfside. Please be aware, however, that location is often a very important determining factor for market value.

Most of the “typical” characteristics required for a property to have a particular rating will be present but not necessarily every one.

These ratings are subjective. They are based on my research, knowledge, experience and I am aware that not everyone will agree with every rating.

Resort Summary Definitions

Location: Refers to the location of the development itself relative to the ocean, golf course, etc. Note that “Oceanfront” means the building is located directly on the oceanfront. “Ocean View” means the building is not directly on the oceanfront but the ocean can be seen from many if not all of the condos in the building (generally for high rises on the second row or very close to the beach). Also, as previously stated, this refers to the location of the development. Individual condos or individual buildings in multi-building developments may not all be direct oceanfront or directly on the golf course or waterway.

Beach Pro Rating: Grading scale for developments. See detailed explanation.

Completed: Year the building was completed. A range of years indicates that the development was completed in phases. For a hotel conversion, this entry represents the year the first closed sale of a converted condo occurred – not the year the structure was originally completed.

Vacation Rentals Allowed: It may come as a surprise to some but there are many condo developments (and subdivisions) in our area that are designed for permanent living or as true second homes. These typically only allow long term tenants or primary residents.

Bedroom Types: Lists the types of floor plans by number of bedrooms. For example, “E” means there are efficiency (studio) floor plans, “1” means there are 1BR floor plans, “2” means there are BR floor plans, etc.

Pool - Outdoor and Pool - Indoor: This is a little more complicated than a yes/no question. “Yes” means there is a pool (indoor or outdoor) at the building. “No” means there is not access to a pool at all. “On Site” means there is access to a pool within the overall development but it may not be immediately next to or within the building itself.

Elevators: In most cases, a simple Yes/No as to whether the building includes elevators. However, “Some Blds” means that the development has multiple buildings and some but not all have elevators.

Interior Hallways: Indicates whether or not the building features enclosed climate-controlled hallways that lead to the entries to the condos.

Owner Pets Allowed: Indicates whether or not owners (not renters) are allowed to bring their pets on the premises. Please note that there may still be limitations as to size, number of pets, breed, etc. as well as rules about pet behavior and which common areas of the property can accommodate pets. Also, some homeowner associations require owners to register their pets or even have them approved by the HOA Board of Directors.

Grand Strand Condo Encyclopedia

Welcome to my Grand Strand Condo Encyclopedia. It includes hard-to-find info such as floor plans, site plans and detailed unit numbering grids as well as pictures, descriptions of amenities, maps, and all of the current available listings for dozens of developments in Myrtle Beach and North Myrtle Beach.

The Grand Strand Condo Encyclopedia (GSCE) has several components which are all very easy to navigate. Above is a list of all of the developments that are currently included (and we are constantly adding more so please check this frequently!). MB or NMB next to a development name indicates whether it is located in Myrtle Beach (MB) or North Myrtle Beach (NMB).

Click on any one of the developments on the above list and you will be taken to a Resort Summary which will give you a picture of the building, a concise narrative overview, basic facts (completion date, bedroom types, amenities, pets allowed, etc.) as well as my “Beach Pro Rating”. For each of the developments on the list above that has an asterisk by its name, a great deal more info is available (See below).

You can also simply scroll down the Resort Summaries (starting at the bottom of this page). There are two columns, one for developments in Myrtle Beach (left column) and one for developments in North Myrtle Beach (right column). View Resort Summary Definitions.

The Beach Pro Rating (in each Resort Summary) is my attempt to categorize the huge variety of condo developments into groups with similar features and physical characteristics so that a buyer can easily compare “apples to apples”. This rating is admittedly subjective but hopefully you will find it useful. View Beach Pro Rating Overview and Beach Pro Rating Descriptions.

For any development on the above list with an asterisk beside it, a huge amount of additional information is available by clicking on the “More Resort Details” button on the Resort Summary. This takes you to a landing page for each development containing hard-to-find information such as floor plans, building layouts showing how the various floor plans are located in relation to each other, site maps showing how the buildings in a complex are located in relation to each other, and detailed numbering grids that allow you to pinpoint a particular listing’s location within a building and identify the floor plan type. You will also find a detailed overview of each development describing all special features, a list of amenities, and lots of pictures - exterior building pictures, interior condo pictures and pictures of the amenities. By clicking on the “View All Listings” button on the Resort Summary, you can see all of the current available listings within any development.

Anderson Ocean Club is an upscale 21-story oceanfront condominium tower on the north end of the downtown section of Myrtle Beach. There is a full-service day spa onsite – the Awakening Spa. Other building amenities include climate controlled corridors, , a fitness center, a business center, an opulent registration lobby, seasonal pool bar, indoor and outdoor water attractions and over 200 FT of oceanfront sundeck. Floor plans range from efficiencies to 3 BRs. All are professionally decorated and nicely appointed with granite counters, flat screen TVs and other upgrades. Anderson Ocean Club is located close to the Myrtle Beach Boardwalk, the Myrtle Beach Convention Center and Broadway at the Beach.

Bay View Resort is an oceanfront high rise condominium development located on the Myrtle Beach Boardwalk in the heart of Myrtle Beach. It’s just a few blocks south of the historic Pavilion site and close to the many amusements, restaurants and other attractions in the central downtown area. The building features stylish architecture, air-conditioned corridors, extensive indoor water facilities, a Starbucks, fitness center and Ocean Blvd observation decks. Floor plans with 1 to 3BRs are available as well as two 4BR oceanfront penthouses, all with granite countertops and upscale furnishings. Two of the floor plans are lockouts – condos that have two separate entrances so each can function as one large condo or two smaller condos.

The Breakers Resort, also known as the “Paradise Tower”, is an oceanfront 20-story condominium tower on the north end of the downtown section of Myrtle Beach. This was one of the first upscale condo towers built in the downtown area (completed in 2002). The entire Breakers Resort, which includes neighboring hotel buildings and amenities, stretches over 700 FT of coastline. Floor plans range from efficiencies to 3BRs. Resort amenities include climate controlled corridors, elaborate indoor and outdoor water parks and several dining and cocktail options including a seasonal pool bar and a Starbucks Café. Breakers Resort is close to the Myrtle Beach Boardwalk, the Myrtle Beach Convention Center and Broadway at the Beach.

The Brighton Tower is an upscale oceanfront condominium tower in Kingston Plantation, a 145 acre world-class resort. The spacious 2 and 3 BR floor plans feature granite counters and travertine floors. Huge balconies provide great ocean views from the living rooms and all of the bedrooms. Master baths have whirlpool tubs, separate showers and walk-in closets. Other building features include an oceanfront pool, climate controlled corridors and 20,000 FT of meeting space. Kingston Plantation offers a security gated entry, a half mile of beachfront, multiple restaurants, a water park, a full-service health club, tennis courts and more. Kingston is just north of Myrtle Beach, close to Restaurant Row and Barefoot Landing.

Camelot by the Sea is an oceanfront 18-story condominium tower on the north end of the downtown section of Myrtle Beach. It was one of the first upscale condo towers built in the downtown area (completed 2001). Floor plans range from efficiencies to 3BRs. The condos are nicely furnished. Building amenities include extensive indoor and outdoor water attractions, a seasonal poolside snack bar, an attractive registration lobby, a convenience store, game room and a fitness center. A 100 FT wide oceanfront park is next door and numerous shops and restaurants are within walking distance. Camelot is close to the Myrtle Beach Boardwalk, the Myrtle Beach Convention Center and Broadway at the Beach.

The Caribbean Resort is a large oceanfront condominium development located at the northern tip of Myrtle Beach’s downtown hotel section and just south of the famed Golden Mile residential area. It’s also very close to the Myrtle Beach Convention Center and Broadway at the Beach and next door to the popular Sea Captains Restaurant. Phase 1, also known as the Dominican Oceanfront Suites, offers oceanfront 1 BR condos with full kitchens and oceanfront balconies. These were existing hotel suites that were completely renovated and re-furnished in 2007. The resort is loaded with amenities including a wide array of indoor and outdoor water features, fitness room, poolside bar, a spacious registration lobby and more.

Dunes Village Resort is a large upscale oceanfront condominium development located just north of Myrtle Beach’s famed Golden Mile residential section, a little over a mile from the downtown hotel area. In its combined two phases, it boasts the most substantial indoor water park ever built in the Myrtle Beach market. The twin indoor water parks offer over 25,000 square feet of water attractions. These amenities are complemented by a full-service oceanfront restaurant, coffee shop and much more. The total resort stretches over 600 linear feet of beach. The oceanfront and ocean view condos, ranging in size from studios to 4BRs, are designer-furnished with granite countertops and other upscale features.

Grand Atlantic is a 20-story oceanfront condominium tower in the South Beach area of Myrtle Beach’s downtown. There are 5 fully furnished floor plans ranging from 1 to 4 BRs including a 4BR lock-out that can be used as one condo or two. Building features include climate controlled corridors, numerous indoor and outdoor water attractions, an onsite ice cream shop (and grill), onsite convenience store, attractive registration lobby and a fitness center. Grand Atlantic’s location is in the center of the Grand Strand’s most popular attractions. The Marina Inn at Grande Dunes is a AAA Four Diamond luxury development on the Intracoastal Waterway on the north end of the city of Myrtle Beach. The huge floor plans and upscale designer furnishings in the condos themselves are complemented by this plush resort’s many amenities – a tropical poolscape, gourmet restaurants, an indoor pool, fitness center, and much more. The views from the condos are equally spectacular, overlooking the waterway, the adjoining marina and the Grande Dunes golf course. Marina Inn owners have access to oceanfront swimming and dining facilities at the Grande Dunes Ocean Club. Grande Dunes is a 2200 acre master-planned community - tranquil and private but still convenient to the area’s attractions.

The Horizon at 77th is an ocean view condominium development located in the upscale northern end of the city of Myrtle Beach. The crescent-shaped design of the building envelopes a huge live oak tree. The condos offer incredible ocean and coastline views over the treetops of the quiet wooded oceanfront neighborhood below. The walk to the beach is very short, just the width of the adjacent oceanfront building, with no streets to cross. Over 30 restaurants are within walking distance.
