MYRTLE BEACH GROWTH--BIGGER AND BETTER!








The tremendous growth fueling our strong real estate market along the Grand Strand area, from Georgetown to Cherry Grove, has attracted national attention for the last decade.  One aspect of this phenomenon, which has probably not received enough attention, is the quality of the growth.  Anyone who’s visited our area recently has certainly noticed the marked improvement in the quality of restaurants, golf courses, entertainment and accommodations, but there are large public infrastructure improvements which form the foundation of all the other changes.  Some examples:

 

Better Transportation

       Over 1 billion dollars in new roads have made it much easier to get around the area (with even more new roads under construction).  Most of these new roads are as beautiful as they are practical, free of billboards, with landscaped medians, bike trails and sidewalks. 

 

The area is also making strides toward an effective mass transit system.  This summer Myrtle Beach operated a trolley service to transport vacationers along Ocean Boulevard and to Broadway at the Beach and other attractions.


      Getting to and from the Grand Strand should get easier in the coming years.  Plans for a new $185 million 14-gate airport terminal were recently approved.  Construction should begin in 2005 and be completed in 2007. 


Oceanfront Update--New Construction








Oceanfront property still remains the most requested type of resort property for both purchasers and renters.  The allure of the ocean, the potential for appreciation and the income producing aspects have kept demand for oceanfront properties high and sales brisk.

603 Ocean Drive—603 South Ocean Blvd in North Myrtle Beach—Designed to be one of the coasts finest private oceanfront luxury residences, this 7-story building will contain only 14 residences, consisting of two 4000 square foot penthouses and twelve 2000 square foot 2 or 3 BR condos.  Many special features include private keyed-access elevator entry to each unit and 9 ½  foot ceilings.  Pre-construction prices start at around $500,000 for the condos and $1,000,000 for the penthouses.

Avista—3rd Ave. North in North Myrtle Beach—Construction has begun on the first of two oceanfront phases.  Twin 15-story buildings will arc to create a semicircle facing the ocean.  Included with phase I construction is the 5-story centerpiece “connector” that will house the lobby and registration areas, spectacular year-round water amenities including pools, spas, lazy rivers, a large rooftop landscaped deck and fitness center.  Future phases will offer on-site convention meeting facilities and a full service restaurant.  All 169 units in phase I, sold fully furnished and accessorized, are under contract.  Phase II offered now.

 

Crescent Shores—17th Ave. South in North Myrtle Beach—Twin towers offer two, three or four bedroom floor plans with standard features such as granite counter-tops, whirlpool tubs and spacious secondary bedrooms designed to accommodate 2 queen beds.  There are only a few units left, 3BR from high $300’s and 4BR starting in low $400’s.  Construction has begun with an estimated completion date in early 2004.

 

Vista Del Mar at Grand Dunes—located at the heart of this 2200 acre planned community, the condominiums at Vista Del Mar are now under construction.  This will be strictly a residential building with innovative floor plans from 2,300 sq. feet to over 4,000 sq. feet.  There are a few units left in the first building, and reservations are being accepted for the second building.  Prices begin at slightly over $1,000,000 for a 2BR.

 

The Margate at Kingston Plantation—now under construction.  Limited inventory is available in these spectacular 2 and 3 BR oceanfront and ocean view condominiums with up to 2800 heated square feet.  This magnificent building will feature a variety of floor plans, 9 ft. ceilings, four restricted rental floors, a doorman, a unique bi-level pool, and much more.  Kingston Plantation is well known for its amenities—1/2 mile of beach, 23 acres of fresh water lakes, 11 pools, 3 restaurants and a 50,000 sq. foot sport and health club.  Prices begin around $500,000 with an estimated completion date of Summer 2004.

Paradise Pointe—5400 North Ocean Blvd in Cherry Grove—As a result of the success of Sunrise Point, a “sister property”, Paradise Pointe, was announced and has almost sold out.  Paradise Pointe is adjacent to Sunrise Pointe and is offering 63 three and four bedroom unit with the same spacious floor plans.  A handful of 3BR/3BA units begin at $299,900.

Construction is scheduled to begin by early 2003 with an estimated completion date by the end of 2003.

 

Laguna Keyes—5700 North Ocean Blvd in Cherry Grove—This new oceanfront condominium resort is under construction with estimated completion in 2004 is located near the tip of the Cherry Grove peninsula of North Myrtle Beach and will have views of the ocean, inlet and salt marsh.  There are a few units available, your choice of 1-4 bedrooms.
